447 MINNA 2ND + 3RD FLOOR TENANT IMPROVEMENT

San Francisco, California Streamline Drywall partnered on the renovation of the historic Dempster Building at 447 Minna Street, located in the heart of San Francisco’s Mid-Market corridor, just steps from the Powell Street BART station. This tenant improvement project plays an important role in the city’s ongoing efforts to preserve historic structures while creating stable, affordable workspace for arts, culture, and community-based organizations. Led in partnership with CAST (Community Arts Stabilization Trust), the project focused on transforming the second and third floors of the building into flexible, purpose-built environments that support a wide range of cultural programming. The spaces were designed to serve youth arts and music education, dance, and local Filipino arts organizations, providing long-term infrastructure for creative communities that contribute to the cultural fabric of San Francisco. Streamline’s scope supported both the architectural intent and the functional demands of these specialized spaces. Working within an existing historic structure, the team coordinated closely with project partners to deliver modern interior systems while respecting the building’s original character and urban context.

Scope of Work

  • Interior Light Gauge Metal Stud Framing: Installed precision steel framing systems to support adaptable interior layouts, enabling flexible use for performance, education, and community gathering.
  • Exterior Sheathing Systems: Delivered sheathing assemblies that enhance thermal performance and weather resistance, improving comfort and durability within the existing building envelope.
  • Interior Gypsum Board Systems: Installed high-quality gypsum board assemblies to create smooth, fire-rated interior walls, supporting life-safety requirements and the acoustic and finish standards required for creative spaces.
